Partner, Nicole L. Voigt
New Jersey Real Estate Lawyer
I represent real estate, business, and farm owners in transactions, applications, and appeals including buy-sell contracts, leases, due diligence, land use, zoning, environmental, Right-to-Farm, and compliance matters. My practice primarily focuses upon matters involving commercial and agricultural real estate and associated business formation, contracts, licenses, and compliance.
My representation includes business formation and contracts; real estate, business, and asset buy-sell negotiation and closings; lease negotiations; and administrative permitting and appeals, including environmental, land use, zoning, construction, and appeal of tax assessments. I routinely represent private individuals and businesses in matters before municipal, county, and state boards. I represent farmers in Right-to-Farm and agricultural preservation matters including appearance before County Agricultural Development Boards. At this time, my practice includes limited court filings as well as appearing before the Office of Administrative Law and providing specialized co-counsel to general litigators.
My education and experience have provided me a deeper understanding of the issues underlying land-use, preservation, conservation, environmental, scientific, and construction matters. I earned a B.S. in Ecology & Systematic Biology from California Polytechnic State University with a Minor in Statistics, and I studied ecology at the graduate level at the University of Colorado, Boulder. Prior to my legal career, I worked on various projects involving scientific research and monitoring, and I have been involved in family construction companies. With this multidisciplinary background, I facilitate effective legal communications and resolutions among the parties in technically complex transactions and disputes. My background in construction and as a business owner provide first-hand knowledge in many legal, contractual, and administrative challenges facing small businesses and landowners. I enjoy working with teams of consultants and professionals in furtherance of my clients’ business and real estate goals.
I taught Legal 1 and Legal 2 for the Small Business Administration’s New Jersey Small Business Development Center, at Raritan Valley Community College. These courses introduced entrepreneurs to the basics of business formation, liability, and contracts.
I am appointed by the Superior Court of New Jersey to mediate cases in the Special Civil Part and Landlord Tenant Divisions and completed the New Jersey Association of Professional Mediators 32 hour civil mediation training. Having studied and conducted mediations for over 20 years and am currently qualified to serve as a mediator in civil disputes. I additionally completed training in Collaborative Family Law, which offers a model for alternative methods of resolving business disputes.
In 2014, I was selected as a finalist for New Jersey Monthly Magazine’s publication of Leading Women Entrepreneurs: The Best and the Brightest. I was also nominated and selected as a Hunterdon Happenings 2014 Top 10 Movers & Shakers.
Prior to forming Shanahan & Voigt, LLC in June of 2014, I practiced law at Kilcommons Shanahan, LLC from 2008. Prior to that, I co-owned a general construction contracting business. Prior to that, I served as an associate attorney beginning 2000 working for Bowditch & Dewey LLP and then Lawson & Weitzen LLP, in Massachusetts. Before my law career, my scientific research and biostatistics work occurred through educational and project-based job opportunities in California, Colorado, New Jersey, and Pennsylvania including work with the National Park Service and in collaboration with the Delaware River Basin Association. At all stages of my career, I have enjoyed teaching and writing opportunities.
